In a proposed decision to be applicable from FY2021-2022, the Urban Development Department has directed the BBMP to discard the traditional ‘unit area value’ method and adopt the ‘guidance value’ method to calculate property taxes, allowing the government to increase market borrowings from the current 3% of the State GDP to 5%.
This would lead to increase in tax collection, but put many property owners, especially senior citizens and people with no income, in a difficult situation.

HomeBuilder provides eligible owner-occupiers (including first home buyers) with a grant of a revised $15,000 (from $25,000) to build a new home or substantially renovate an existing home.
States and territories
In most states and territories, all applicants must be an individual, not a company or trust, 18 years of age or above. At least one of the buyers must also be an Australian citizen or permanent resident.
NSW
First home buyers who intend to purchase or build a new home may qualify for a $10,000 grant under the First Home Owner Grant (New Homes) scheme. This is available for: contract to buy a new home; building contract by the land owner; owner of the land building their own home; and some recently renovated homes.

In a hotly contested seller’s market, investors are being alerted to the importance of a good buyer’s agent.
Recent CoreLogic stats have revealed a growth in dwelling prices nationally by 2.1 per cent in the month of February, with capital cities, including Sydney and Hobart, growing even faster.
The growing number of buyers is seeing experts such as Commonwealth Bank’s economist, Gareth Aird, predict a 16 per cent price surge, nationally, over the next two years.
While Sydney and Melbourne are tipped to rise by 7.5 per cent and 7 per cent in 2021, respectively, it’s the regions just outside of the two largest capitals that are tipped to outperform.
