Looking to buy a single-family home in Brookline? You’ll likely need a few things: A good realtor, quick instincts and at least $1 million lined up in financing.
In 2020, 136 single-family property sales closed in town, according to data provided by the Massachusetts Association of Realtors. Only 11 of those homes sold for under $1 million, per the MLS Property Information Network for Massachusetts. The average sale price for homes listed under $1 million was $942,518 – about $50,000 above average listing price.
Recently, greater Boston has seen a cutthroat seller’s market emerge as the result of low housing inventory and high buyer demand. But for already competitive markets like Brookline, those trends have only underscored existing market conditions.

An estate in Brookline is on the market for the first time in more than 50 years.
The Prescott Street property was build just over a century ago within the community’s Cottage Farm Historic District. It offers seven bedrooms and 4-and-a-half baths within its 5,500 square feet.
The home opens to an entry hall featuring Corinthian columns and cornices. The living room offers 500 square feet of space. There are six fireplaces in the home, including one featuring pink-hued marble.
On the second floor, the home features two grand bedroom suites, one of which opens to a large balcony.

A 19th-century Italianate property once owned by a railroad tycoon has hit the market in Brookline.
The expansive property (8,233 square feet, according to the listing agent) has served as a gathering place since the 1960s for the Brookline Elks, a fraternal organization. While a GoFundMe page was launched to assist the lodge after it had to close in March due to COVID-19, the property is now on the market for $4,150,000.
