Pattillo Industrial Real Estate intends to develop two speculative warehouses in West Jacksonville along Imeson Road that total almost 500,000 square feet. West Jacksonville is the region’s largest submarket for industrial space, roughly 49 million square feet, with a tight vacancy rate below 5%, according to fourth-quarter reports by area commercial real estate companies. Peter Anderson, Pattillo vice president, said the speculative buildings are planned on the parcel next to the BMW regional parts distribution center. Building 2 is a proposed 169,400-square-foot multitenant center at 6040 Imeson Road. It is designed for multiple office fronts to divide into units of 40,000 to 80,000 square feet. The cost to build it to a shell condition is $10 million.

PulteGroup plans Del Webb community in Wildlight | Jax Daily Record | Jacksonville Daily Record

PulteGroup announced Feb. 15 it will build its third Northeast Florida Del Webb community on 226 acres in Wildlight. Wildlight is a master-planned 2,900-acre community in Nassau County along Florida 200 between Interstate 95 and U.S. 17. Raydient Places + Properties is the developer.  Del Webb is designed for active adults age 55 and older, the news release said. Model homes are expected to open in early 2022.  The development will be along Curiosity Avenue adjacent to Wildlight Elementary School.  “We just identified Nassau County as a perfect place for active adults to retire to whether they’re Florida locals or coming in from out of state,” said Tony Nason, vice president of operations for PulteGroup’s North Florida division.

The Hillman Group is ready to renovate and expand the warehouse it leases in North Jacksonville. The city issued a permit Feb. 10 for Dana B. Kenyon Co. to renovate the 96,523-square-foot Hillman warehouse at 3650 Port Jacksonville Parkway at a project cost of almost $2.28 million. Dana B. Kenyon Co. also is building the foundation for the 95,523-square-foot expansion in NorthPoint Industrial Park. The city issued the foundation permit Dec. 3 at a project cost of $710,374. Hillman Group provides hardware products to more than 25,000 customers, including Lowe’s, The Home Depot, Tractor Supply Co., Ace Hardware and Walmart.

VanTrust Real Estate LLC applied to the city for permits to build the shell structure of a 552,720-square-foot speculative warehouse at Imeson Park at a construction cost of almost $16.2 million. Imeson Building B, also referred to as Building 200, is along 10501 Cold Storage Road in the North Jacksonville business park. We are starting the building spec, said VanTrust Executive Vice President John Carey in an email Feb. 9.  We have solid activity but no signed leases The project is designed on 27.14 acres next to an Amazon.com Inc. fulfillment center.
