Stackedhomes
We’ve covered the basics of new versus resale condos before, but now let’s get further into specifics.
In practice, you’ll end up choosing between a mix of new and resale condos in a given neighbourhood; or you may have to consider a new launch versus specific surrounding resale condos. Here’s what you need to know, about making a fair comparison:
1. List and compare prices of surrounding resale options
A typical approach is to compare developments within a one-kilometre radius of the new launch.
This isn’t really a hard and fast rule though; you could also compare between a shorter distance (e.g., 500 metres) – you might do so if it means staying within walking distance of a school, MRT station, mall, etc.
Current transactions indicates a median price of $2,656 psf, with a lowest price of $2,638 psf, and a highest price of $2,673 psf.
37.3 per cent of units have been sold to date.
2. One Bernam (Two bedroom + study)
If you are after something really unique, this 2 bedroom + study at One Bernam really takes the cake. It is so irregular it is also reminiscent of a puzzle piece from Tetris, or a part of a maze that you have to go navigate through.
But there could be a case to be made for this to be weirdly functional – for the right crowd (privacy, maybe?). The narrow space adjacent to the dining room is a one-wall kitchen. Some cooks like this, as there’s a linear “flow” of movement between the sink, counter-tops, appliances, etc.

Urban Treasures
When we did our last ultimate new launch cheat sheet in February 2020 (view here), I don’t think many people would have predicted then how the property market would have moved as much as it had in the past year.
It was, after all, the beginning of the Covid-19 pandemic (for Singapore, at least). And it was not long after this that Singapore had to go into lockdown mode.
Now, it isn’t just the mass market that is moving, but there is a slew of high-end new launches coming up, and HDB resale prices have climbed up for 4 straight quarters.
