Governor Cuomo signed the COVID-19 Emergency Eviction and Foreclosure Prevention Act of 2020 yesterday, to protect New Yorkers from Eviction and Foreclosures that are COVID-related until May 1, 2021. The bill that Cuomo signed also prevents credit discrimination, negative credit reporting, and Tax Lien sales and foreclosures related to the pandemic. The moratorium on evictions was first announced back in March to prevent tenants from being evicted at the peak of a public health emergency. The bill that was just signed continues to protect tenants and homeowners in a time of economic hardship. It also includes an extension to the Senior Citizens’ Homeowner Exemption and Disabled Homeowner Exemption into next year.

New York State Senator Pete Harckham and members of the State Senate passed a comprehensive bill that enacts a four-month foreclosure and eviction moratorium for New Yorker renters, homeowners and small landlords facing financial hardships due to the Covid-19 pandemic. The bill also automatically renews annual property tax exemption benefits for eligible senior citizens or disabled homeowners, circumventing the requirement that they file in person for the benefit, a hazard to many during the pandemic.
The sweeping protections for homeowners and renters, all included in the Covid-19 Emergency Eviction and Foreclosure Prevention Act, were passed during a Special Session of the State Senate.
