Investors looking for financially sound real estate investments are eyeing Iowa as a place in which to invest, said panelists in a recent virtual discussion hosted by the West Des Moines Chamber of Commerce. Developers on the panel said they have received numerous queries in the past six months from investors interested in buying property that isn’t listed for sale. The following is a snippet of the conversation: Kyle Gamble, executive vice president of Hubbell Realty Co.: There are a tremendous [number] of outside-of-the-state investors looking in Iowa for better returns. We haven t seen the cap rate compression that has [occurred] on the coasts. Those buyers are driven here to see if they can acquire property with slightly higher cap rates, and drive better returns.

Floor & Decor, a hard-surface floor retailer with 128 warehouse-format stores in 30 states, is opening its first Iowa location, anchoring an aging West Des Moines strip retail center at 1400 22nd St., city building permit records show.
In addition, the popular Swedish clothing retailer H&M is opening a store in Jordan Creek Town Center, West Des Moines building permit information shows. The store will be the first in the Des Moines area for the retailer. It has a store in Davenport.
Floor & Decor, founded in 2000 in Atlanta, Ga., was issued a building permit valued at $6.4 million on Jan. 20 by the city of West Des Moines, records show. The company is remodeling nearly 79,000 square feet of space in the Westowne Shopping Center, which was constructed in 1972. Proposed projects to redevelop two buildings in Des Moines’ Highland Park neighborhood would receive more than $2.2 million in financial aid from the city if the City Council today approves terms of preliminary development agreements.
The council is also expected to approve the sale of city-owned land located east of the Des Moines River in an area known as the Market District.
Des Moines council approves selling city-owned land for $11.1M Tuesday, January 26, 2021 11:08 AM The Des Moines City Council this week approved selling 14.1 acres the city owns around East Fourth and East Market streets to a consortium of developers who plan to redevelop the light industrial area.
The 6-0 vote came after the council heard four speakers question the relationship between the development group, which includes James Cownie’s JSC Properties, and Mayor Frank Cownie. The two Cownies are distant cousins.
“Basically, everyone on the council is in some way involved in some sort of real estate project going on in the city,” Jaylen Cavil said during public comments.
