The Downtown Development Review Board said a proposed Home2 Suites by Hilton in Brooklyn can have a surface parking lot despite its staff’s objection that it conflicts with the area’s design code.
The board voted 6-0 May 13 to grant final design approval for the six-story, 100-room hotel at 600 Park St. a joint project of Kelco Management and Development Inc. and Corner Lot Development Group.
Driver, McAfee, Hawthorne & Diebenow attorney Cyndy Trimmer, who represents Kelco and Corner Lot, said the structured parking garage required by the Downtown Zoning Overlay would not be feasible or financially viable for the 10,720-square-foot hotel layout.
Related Group submitted designs to the city for the restaurant it agreed to build as part of its $99.16 million apartment community on the Downtown Jacksonville Southbank.
The Miami-based developer seeks conceptual approval for the restaurant design and final approval for the RD River City Brewery apartments at the May 13 Downtown Development Review Board meeting.
The 327-unit multifamily project and restaurant would replace River City Brewing Co. at 835 Museum Circle, west of Friendship Park.

A DDRB staff report and renderings released May 6 show a restaurant with 3,200 square feet of outdoor dining space, a 914-square-foot indoor dining area and 883 square feet for kitchen and storage. That totals 4,997 square feet.
After seven years of planning and delays, dirt is moving at The District site on the Downtown Southbank.
Developer Preston Hollow Capital LLC plans a May 25 groundbreaking that could include a project name change.
“In mid-to-late May, a lot of activity is going to start being evident on the site and we’ll be coming out May 25 with an update on all fronts as it relates to the property (and) the timing,” said Ramiro Albarran, Preston Hollow managing director of origination and structuring.
“There may be a name change but I’m not ready to release that yet.”
In an April 23 interview, Albarran said the Dallas-based real estate capital firm will not be a vertical developer on the project and will market the individual property parcels at the 32-acre site to other developers.
The Downtown Investment Authority board voted 8-0 on April 21 to add $1 million to the tax incentive cap for a Miami-based developer’s proposed RD River City Brewery apartments Downtown.
The vote will increase Related Group’s requested Recapture Enhanced Value Grant from $11.9 million to $12.99 million for a 327-unit multifamily project on the Southbank now estimated at $99.16 million
DIA staff said design changes by the Downtown Development Review Board and the increased cost of materials increased the project price by $6.84 million.
The larger tax refund would bring the city’s total investment in the proposed Southbank apartments to $18,274,679, including grants, site infrastructure and marina improvements, according to a DIA staff report.
