Larimer Square, Denver s first historic district, made some history of its own this week, when the property which includes nearly 250,000 square feet of space on Larimer and Market streets between 14th and 15th streets was sold to Asana Partners, an outfit out of North Carolina, for $92 million. The seller was Jeff Hermanson, who d bought Larimer Square from the Hahn Company in 1993; Hahn had purchased it from Dana Crawford in 1986.
Crawford was the visionary developer who saved the Victorian buildings along what had become part of Denver s skid row in the ’60s and turned the block into a tourist destination; it later became a go-to dining destination for visitors and locals alike. Today Larimer Square still holds some of the city s most popular restaurants though they re closed to indoor dining at the moment.
For the first time in nearly 30 years, Denver’s historic Larimer Square has a new owner.
Asana Partners, a North Carolina-based real estate firm said Tuesday that it had closed on its acquisition of the shopping and dining area for an undisclosed amount.
With the purchase, Asana owns 25 properties throughout nearly 250,000 square feet on Larimer and Market streets between 14th and 15th streets, as well as an adjacent parking garage.
Former owner Jeff Hermanson, who purchased the square in 1993, said Asana Partners checked every box he was searching for in a new owner.
“My goal was to find new ownership that understood the legacy of this block and would bring forth the capital needed to ensure its ongoing resiliency for a new generation, and I found that in Asana Partners,” Hermanson said in a news release.

Denver’s most famous block has sold.
Charlotte-based Asana Partners closed on its purchase of Larimer Square on Tuesday. The firm paid $92.49 million, according to public records.
The deal included all structures on both sides of the 1400 block of Larimer Street, which compromises Larimer Square. It also included some properties in the 1400 block of Market Street, including a 306-unit parking garage. In total, 250,000 square feet of retail and office space changed hands.
The properties were sold by Jeff Hermanson, CEO of Larimer Associates, who had owned Larimer Square since 1993.

Even before Hermanson took over, Larimer Square had its share of fine dining establishments and fun family eateries (if you didn t eat crepes at the Magic Pan in the ’70s, your Denver childhood was incomplete). Larimer Square first came together as a single entity in 1971 under the ownership of Dana Crawford, who saved many Larimer Street edifices from the wrecking ball in the ’60s. Crawford sold the Square to the Hahn Company in 1986, which sold it to Hermanson.
