For the first time, the top loan of the month was for an acquisition that went into contract during the pandemic: a hefty CMBS loan that 601W Companies secured for its $953 million purchase of SL Green’s 410 Tenth Avenue. The remainder of the top 10 included one other acquisition loan and a construction loan, while the rest were refinancings.

Construction on the massive, mixed-use development had begun late in 2019 on the project s $500 million first phase of building. The team suspended work on the once-industrial South Baltimore riverfront site in April to protect worker safety during the coronavirus pandemic.

The Prusik Group, BRP Companies, L+M Development Partners, and Taconic Partners have signed a 28,000 s/f lease with Trader Joe’s in Harlem. The popular grocery chain will join Target as the retail anchors of the new $242 million Urban League Empowerment Center mixed used development now under construction at 121 West 125th Street. The 17-story Urban League Empowerment Center will house the National Urban League’s headquarters and the state’s first civil rights museum as well as 170 units of supportive and affordable housing for low-income New Yorkers, 70,000 s/f of office space and nearly 90,000 s/f of retail. Target already signed a lease for a new 44,000 s/f store and the office space tenants include several locally based non-profits, including the United Negro College Fund, 100 Black Men, Inc. and Jazzmobile.
