House sales and property prices recorded an early spring surge amid government moves to stimulate the housing market.
Data from HM Revenue and Customs (HMRC) shows that UK property transactions in March hit the highest monthly level since modern records began in 2005.
The housing market has been relatively immune to the Covid crisis as people reconsider where they want to live.
Official data also shows average UK house prices rose 8.6% in a year.
There were 180,690 UK property sales in March, the non-seasonally adjusted HMRC figures show, which was more than double the number in March last year and 50% higher than February.

Welsh Conservative chairman Glyn Davies was unable to tell a radio interviewer the details of a key party policy for the Senedd election.
Mr Davies could not explain costings or locations for the five new hospitals which the party is promising to build if it forms the next Welsh government.
He told BBC Radio Wales it would cost a lot of money . You are asking questions which are probably impossible for anyone answer at the moment, he added.
He told the Gareth Lewis programme to get the details from Welsh Conservative Senedd leader Andrew RT Davies and his team .

THIS week’s Crime Files is from April 2019, when a convicted drug dealer hacked his former girlfriend s new partner in the head and body with an axe in front of a screaming four-year-old child. Ross Corbett admitted section 18 wounding (with intent) following the attack in Rynal Street, Evesham on his ex’s new partner, Gareth Lewis. The 30-year-old was jailed for six years at Worcester Crown Court following the attack on September 1 2018. Part of the attack was captured on CCTV outside the victim’s home address which was played to the judge. Paul Whitfield, prosecuting, said Mr Lewis was in a relationship with Corbett’s ex, Tara Ballard, and saw them together at the Ambassador Club in Evesham at around 7.30pm.
