Overall rating A new launch with a gorgeous, modern architecture in D15. Amber Park's modern design certainly draws attention to itself. Its 600m rooftop jogging track is also advantageous for those who want amazing views, but aren't willing to pay for it. However, it does lack a tennis court in an area where developments of this size has.

The Hillview estate of 2021 is a far cry from its original beginnings. Up till the 1980s, it was an industrial zone for many MNCs, including the likes of Cycle & Carriage, Castrol Oil, and the Old Ford Factory, which is the only remaining structure of Hillview’s seemingly distant past.
Midwood marks yet another new entrant into an area populated by large yesteryear condos such as Hillview Green, The Dairy Farm, and Glendale Park. Its location is just beside the newest condos in the area, The Hillier and Kingsford Hillview Peak, which TOP-ed in 2016 and 2017 respectively.
Midwood sits on the fringe of land that has yet to be developed and its address at Hillview Rise will require the existing roads to be extended to accommodate the condo.

When we did our last ultimate new launch cheat sheet in February 2020 (view here), I don’t think many people would have predicted then how the property market would have moved as much as it had in the past year.
It was, after all, the beginning of the Covid-19 pandemic (for Singapore, at least). And it was not long after this that Singapore had to go into lockdown mode.
Now, it isn’t just the mass market that is moving, but there is a slew of high-end new launches coming up, and HDB resale prices have climbed up for 4 straight quarters.

For the table above, we restricted our findings to units of 600 sq. ft. or below; units of this size would be considered a one-bedder today. We are looking at size because the term “one-bedder” has changed over time; for old condos there are even 900+ sq. ft. units that are labelled “one-bedders”.
We have also kept to transactions dated Jan 14, 2011 or later. This is when the Sellers Stamp Duty (SSD) was imposed. Transactions before this date could have been sub-sales (e.g., buying and selling the unit before it’s even completed), which would distort the view of potential returns.
The given rental yields are approximations based on available rental data; the given yield corresponds to the year of the sale.

One-North Eden is a much anticipated launch for investors and homeowners alike as it marks the first residential development at one-north in 14 years, with the last launch being The Rochester Residences, which TOP-ed in 2011.
The one-north (yes, the small letters are deliberate) precinct spans 200-hectares and is meant to be an icon of Singapore’s knowledge economy.
