Dallas developer buys land near Texas Motor Speedway for industrial building

Construction has already begun on a 148K SF retail space that will serve as the anchor tenant for the mixed-use development. The Grid is being developed by StreetLevel Investments and joint venture partner Provident Realty Advisors. Construction of the 192-acre mixed-use development began in 2018 and will be completed in multiple phases.  Some of the offerings include 350K SF of retail, restaurant and entertainment concepts; 2,400 residential units; 500K SF of creative office space; multiple hotel brands and concepts; a health club; a network of pocket parks, jogging and bike trails; and activated public space. Architecture firm Gensler and landscape architecture company TBG are consultants on the project.

TT Electronics rented almost 60,000 square feet of office and tech space in the Plano Commerce Center on Plano Parkway near Jupiter Road last year. The firm is moving its North Texas office from Carrollton to the new building developed by Provident Realty Advisors. An office and design center will be located in the Plano building. “The new Plano facility is not only an investment for the company, it’s an investment in our people and our customers,” TT Electronics’ Stewart Partridge said in a statement. “Consolidating our operations will improve the ease and speed at which our customers are able to conduct business with us.”

Dallas-based Provident Realty Advisors plans to tear down most of the structures comprising the Friedrich complex at East Commerce, North Pine, North Olive and Gibbs streets. The large Friedrich Refrigerators sign overlooking Commerce Street will remain it’s not part of the firm’s project. Provident wants to build 358 apartments 11 more than originally planned along with fitness and club rooms, a six-story parking garage and a pool, according to a filing with the Texas Department of Licensing and Regulation.
