Both the experts and the numbers paint a picture of a seller’s market in 2021.
The good news is that new-home construction is expected to ramp up and more homeowners are likely to feel comfortable putting their houses on the market as people get vaccinated against the coronavirus. These two actions are necessary before the number of homes for sale is likely to increase, which could help temper price growth.

On Sunday night, congressional leaders announced that they had reached an agreement on a $900 billion stimulus bill that would issue $600 checks to every American whose income fell below a certain threshold. By Tuesday, the bill had passed.
Public reaction to the meager stimulus bill was swift and angry. David Sirota of The Daily Poster tweeted that Biden had worked with Senate Majority Leader Mitch McConnell to halve the bill and accused him of longtime austerity zealotry. During the Great Depression, it was the film industry. From 1929 to 1933, “talkies” attracted about 73 million moviegoers per week to theaters nationwide, according to a report from Richard Butsch, professor of sociology, American studies and film and media studies at Rider University in New Jersey. The height of attendance was in 1930 when 90 million people flocked to theaters every week, escaping their troubles via the silver screen.
Fast forward nine decades to 2020. Amid a global pandemic that has claimed more than a million lives worldwide, put millions of Americans out of work, forced businesses to close permanently and shocked the travel and hospitality industries, one of these beacons has been the housing market.

Guesthouses, grannie units, casitas, in-law suites or the less fun, but formalized accessory dwelling units (ADUs) are all terms used to describe a second, often smaller, home on the same property as the main house. And homes that have ADUs are a hot ticket in today’s vigorous housing market.
Data shows that ADU homes have been selling faster, with higher price tags, year-over-year, while outpacing national sales trends during the coronavirus pandemic.
In January, before the pandemic took hold in the United States, homes with ADUs were selling 1.8% (two days) faster than the same time the year prior. Fast-forward to November, and the pace spiked to 26% (22 days) faster than the same time last year. This trend zipped past the national rate, where homes were selling 18% faster year-over-year in November, according to data from Realtor.com.
