County must play zone defense Despite what the developer’s PR push has said, the Highland Flats proposal controversy is not about affordable housing. It IS about zoning. The land is currently zoned rural residential, and the density requirements allow the developers to build three units/homes. They were aware of this zoning when they purchased it. They now want the zoning changed to allow them to build 410 units! There are currently 264 homes/lots in the Highland Estates neighborhood with a minimum size of 2/3 of an acre. The developer wants to add 410 (almost double) to what is currently there on less than 40 acres! A lot of thought, time and energy went into zoning all across the county, determining what each community should look like, and how the land should be used. They considered things like sustainability, safety, growth, traffic, available utilities, etc. If every developer that says “affordable housing” is allowed to re-zone any area they want, what is the point of

According to a report from The Salt Lake Tribune, developers want to build 410 new homes for rent, including 144 affordable dwellings, on a 41-acre parcel off of Interstate 80 in the Highland Estates neighborhood in Park City. The Highland Flats project proposal comes as housing prices are skyrocketing and blue-collar workers and those in a host of service and hospitality jobs are increasingly unable to afford to live in the resort town, the report says.

Basin housing development, calling for 410 units, gets hearing Tuesday amid neighbors' opposition

Courtesy of Colbreen PC LLC A kidney-shaped swath of land in Highland Estates that is now home to the occasional elk could be transformed into an apartment complex with two dozen buildings and 1,000 residents or more if it gains Summit County approval, a prospect that neighbors vehemently oppose. The proposal will head back to the Snyderville Basin Planning Commission on Tuesday, where it is scheduled to receive a public hearing. Information about how to access the meeting is available on the county’s website, summitcounty.org . Commissioners will hear a proposal to build 410 residential units split among 27 buildings on 41 acres southwest of the U.S. 40-Interstate 80 interchange across Highland Drive from the Highland Estates neighborhood.
