To be competitive, the Nutley couple knew they had to stand out.  Working with real estate agent Wilfredo Alfaro, they recently bid $40,000 over the $600,000 list price for a nearly half-century-old home in Fairfield. And they took another gamble: They waived the right to inspect the property for all but major structural and environmental concerns, such as the foundation and heating. It worked. The DeFalcos just closed on the split-level home with three bedrooms. They re due to move in later this month.
